NOTICE OF SALE UNDER POWER, DOUGLAS COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Cynthia Melancon to Argent Mortgage Company, LLC dated 6/6/2003 and recorded in Deed Book 1778 Page 608 Douglas County, Georgia records; as last transferred to or acquired by Deutsche Bank National Trust Company, as Trustee for Argent Securities Inc., Asset-Backed Pass-Through Certificates Series 2003-W1, conveying the after-described property to secure a Note in the original principal amount of $ 94,300.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Douglas County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on October 03, 2017 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 20 of the 1st District, 5th Section of Douglas County, Georgia, and being more particularly shown on a survey prepared for Cynthia Melancon, dated May 25, 2000 by J. A. Evans, Jr. Registered Land Surveyor, and described as follows:

TO FIND THE TRUE POINT OF BEGINNING, BEGIN at the intersection of the centerline of Bay Street with the West Right of Way of Colquitt Street; thence traveling in a northerly direction along the West Right of Way of Colquitt Street, 272.0 feet to an iron pin found which is the TRUE POINT OF BEGINNING; thence North 83 degrees 02 minutes 58 seconds West 85.19 feet to an Iron pin found; thence North 07 degrees 58 minutes 46 seconds East 99.86 feet to an iron pin found; thence South 83 degrees 07 minutes 26 seconds East 79.15 feet to an iron pin found; thence South 04 degrees 31 minutes 01 seconds West 100.03 feet to an iron pin found and the TRUE POINT OF BEGINNING; said property being known as 8147 Colquitt Street, Douglasville, Georgia 30134, according to the present system of numbering in Douglas County, Georgia. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given). Said property is commonly known as 8147 Colquitt Street, Douglasville, GA 30134 together with all fixtures and personal property attached to and constituting a part of said property, if any.
