Legal Advertisement DOUGLAS COUNTY, STATE OF GEORGIA. Notice of Sale Under Power Under and by virtue of the power of sale contained in the Security Deed from Taiwo A. Adekoya to HomeStar Financial Corp., dated September 15, 2017, securing a loan with an original principal balance of $135,734.00, as recorded in Deed Book 3529, Page 195 et seq., as assigned to Georgia Housing and Finance Authority by Transfer and Assignment, as recorded in Deed Book 3529, Page 212, all of the Douglas County, Georgia Deed Records, as assigned back to HomeStar Financial Corp. by Georgia Housing and Finance Authority, the undersigned will sell, at public outcry, during the legal hours of sale, before the door of the courthouse in Douglas County, Georgia on the first Tuesday in April, 2018, to the highest bidder for cash, the following described property: All that tract or parcel of land lying and being in Land Lot 644 of the 18th District, 2nd Section of Douglas County, Georgia, and being Lot 70 of Augusta Woods Subdivision, as per plat thereof recorded in Plat Book 28, Pages 72-74 of the Douglas County, Georgia Plat Records, which plat is incorporated herein by reference and made a part of this description. Said property is further identified as Tax Parcel No. 06441820053, and as 1192 Grove Trail Pass, Douglasville, GA 30134, according to the present system of numbering properties in Douglas County, Georgia. The debt secured by said Security Deed is evidenced by a note dated September 15, 2017, in the original principal amount of One Hundred Thirty-Five Thousand Seven Hundred Thirty-Four and No/100 Dollars ($135,734.00), together with interest thereon. The debt secured by said Security Deed and evidenced by said note has been and is hereby declared due and payable because of Grantor’s non-payment. The debt remaining in default, this sale will be made for the purpose of paying said indebtedness, including all accrued and unpaid interest thereon, attorney’s fees, and all expenses of sale. Notice has been given of intention to enforce the provisions for collection of attorney’s fees and foreclosure costs, in accordance with legal requirements and the terms of the Note and Security Deed. Said property will be sold subject to any and all unpaid taxes, assessments, restrictions, and covenants, if any, and any easements of record, if any, and further subject to the outstanding balances to all liens superior to the security deed first set out above, if any.
