40284467 Askea 1/10, 17, 24, 31; 2018 NOTICE OF SALE UNDER POWER GEORGIA, DOUGLAS COUNTY Under and by virtue of the Power of Sale contained in a Deed to Secure Debt (the "Security Deed") given by Chris Timothy Askea and Lourdes Maria Askea in favor of J. Don Hudgins, dated December 1, 2010, filed for record January 4, 2011, recorded in Deed Book 2912, Page 151, Douglas County, Georgia Records, conveying the after described property to secure a Note in the original principal amount of $88,589.16, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on the first Tuesday in February, 2018, the following described property: All that tract or parcel of land lying and being in Land Lot 169 of the 2nd District, 5th Section of Douglas County, Georgia, and being Lot #31 of Rainbow Estates Subdivision, formerly known as Richardson Road Mobile Home Subdivision, as per plat of survey thereof dated November 6, 1974, recorded May 12, 1975, and August 25, 1976, by Carl A Cochran, Registered Surveyor; which plat of survey is recorded in Plat Book 10, Page 62, Douglas County Records. Reference to said plat is hereby made to more clearly show the courses, distances, metes and bounds of said lot. TOGETHER WITH A 2010 Fleetwood Mobile Home l.D.# GAFL07A58847-S711 and a 2010 Fleetwood Mobile Home I.D.# GAFL07B58847-S711I which have been permanently affixed to the real property and shall be deemed a part of the real property. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
