STATE OF GEORGIA COUNTY OF DOUGLAS NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Andrea Christine Bennefield to Mortgage Electronic Registration Systems, Inc. as nominee for Ameris Bank, its successors and assigns dated June 17, 2014, and recorded in Deed Book 3224, Page 741, Douglas County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Nationstar Mortgage LLC d/b/a Mr. Cooper, securing a Note in the original principal amount of $130,612.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, June 5, 2018, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract and parcel of land lying and being in Land Lot 74 of the 2nd District and 5th Section of Douglas County, Georgia, and being part of Lot 20 of Daniell Mill Estates, as per plat recorded at Plat Book 8, Page 177, Douglas County, Georgia records and being more particularly described ad follows:
BEGINNING at an iron pin found on the Westerly side of the right of way of Daniel Drive (having a 50 foot right of way), which iron pin is located 314.04 foot Southwesterly and Southerly from the intersection of the Northeasterly side of the right of way of Daniel Drive with the Southeasterly side of the right of way of Daniel Hill Road (having an 80 foot right of way), as measured along the Northwesterly and Westerly sides of the right of way of Daniel Drive; running thence South 01 degrees 20' 30" West along the westerly side to the right of way of Daniel Drive a distance of 107.00 feet to an iron pin found at the Northeast corner of Lot 19; running thence North 88 degrees 37' 00" West along the line between Lots 19 and 20 a distance of 182.86 feet to an iron pin found at the Westerly line of Land Lot 74; running thence North 01 degrees 18' 10" East along the Westerly Land Lot line of Land Lot 74 a distance of 107.04 feet to an iron pin found; running thence South 90 degrees 36' 22" East a distance of 182.93 feet to an iron pin found on the Westerly side of said right of way the Point of Beginning, being .449 acres more or less, as shown on a plat of survey for Steven L. Foster and Juliane J. Foster by Robert I. Armstrong Ga RLS No. 1901.

Parcel# 00740250035 Said property is known as 4229 Daniel Drive, Winston, GA 30187, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law.
