STATE OF GEORGIA COUNTY OF DOUGLAS NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by John M. Blevins and Tammy R. Blevins to Mortgage Electronic Registration Systems, Inc., as nominee for United Community Bank, d/b/a United Mortgage Services, Inc., its successors and assigns dated September 12, 2008, and recorded in Deed Book 2742, Page 80, Douglas County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Carrington Mortgage Services LLC, securing a Note in the original principal amount of $149,283.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, June 5, 2018, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract or parcel of land lying and being in Land Lot 328 of the 18th District, 2nd Section, Douglas County, Georgia, which is more particularly described as follows: Beginning at a point located on the south side of Lake Greystone Road where the same is intersected by west line of Land Lot 328; running thence south 86 degrees 44 minutes, and 46 seconds east a distance of 82.99 feet; running thence in an easterly direction along the southerly side of Lake Greystone Road and following the curvature thereof a distance of 121.78 feet (being a chord 75 degrees, 07 minutes, 02 seconds a distance of 120.85 feet); running thence south 00 degrees 24 minutes and 59 seconds west a distance of 200 feet; running thence north 89 degrees 35 minutes and 01 seconds west a distance of 200 feet to the west line of land lot 328; running thence north 00 degrees 24 minutes and 59 seconds east along the west line of Land Lot 328 a distance of 234.32 feet to the south side of Lake Greystone Road and the point of beginning, being 1.0 acres as shown on a plat made by Tate Engineering and Surveying, Inc., dated January 24, 2002. Said property is known as 3801 Lake Greystone Road, Lithia Springs, GA 30122, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law.
