Under and by virtue of the Power of Sale contained in a Security Deed given by Delawna Brown-Davis to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc., dated May 10, 2007, and recorded in Deed Book 2560, Page 943, Douglas County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded April 23, 2015 in Book 3291, Page 475 in the amount of One Hundred Eighty-One Thousand Fifty-Eight and 80/100 ($181,058.80) Douglas County, Georgia Records, as last transferred to SunTrust Mortgage, Inc. by assignment recorded on October 26, 2015 in Book 3335 Page 1037 in the Office of the Clerk of Superior Court of Douglas County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Fifteen Thousand and 0/100 dollars ($215,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on May 2, 2017, the following described property: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOTS 60 AND 61 OF THE 1ST DISTRICT AND 5TH SECTION OF DOUGLAS COUNTY, GEORGIA, AND BEING LOT 1 OF HAMPTON MILL SUBDIVISION, UNIT ONE, PHASE ONE, AS SHOWN ON THAT PLAT OF SURVEY FILED OF RECORD IN PLAT BOOK 30, PAGES 252-253, DOUGLAS COUNTY, GEORGIA RECORDS, SAID PLAT OF SURVEY IS INCORPORATED HEREIN BY REFERENCE THERETO FOR A MORE COMPLETE AND ACCURATE DESCRIPTION OF THE PROPERTY. 

BEING IMPROVED PROPERTY KNOWN AS 4411 HAMPTON MILL PARKWAY, GEORGIA, ACCORDING TO THE PRESENT SYSTEM OF NUMBERING HOUSES IN DOUGLAS COUNTY, GEORGIA. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
