40269618 Christian Life Center 6/7, 14, 21, 28; 2017 NOTICE OF SALE UNDER POWER IN DEED TO SECURE DEBT STATE OF GEORGIA COUNTY OF DOUGLAS BY VIRTUE OF THE POWER OF SALE contained in the Deed to Secure Debt given by Christian Life Center of Douglasville, Inc. to Douglas County Bank, dated September 18, 2007, and recorded September 21, 2007 in Deed Book 2621, Page 59, Douglas County Georgia records, said Deed to Secure Debt being given to secure a loan note dated September 18, 2007, in the original principal amount of $150,000.00, last modified at Deed Book 2989, Page 1, transferred and assigned to Hamilton State Bank, a Georgia banking corporation and assignee of the Federal Deposit Insurance Corporation (FDIC) as Receiver for Douglas County Bank (former bank) pursuant to that certain Purchase and Assumption Agreement dated April 26, 2013, there will be sold at public outcry for cash to the highest bidder before the Courthouse door of Douglas County, Georgia, between the legal hours of sale on the first Wednesday in July, 2017, by Hamilton State Bank, as attorney-in-fact for Christian Life Center of Douglasville, Inc., the following described property: All that tract or parcel of land lying and being in Land Lots 708 and 709 of the 1st District, 3rd Section, Douglas County, Georgia, and being more particularly described as follows: BEGINNING at an iron pin located at the intersection of the south land lot line of Land Lot 708 with the westerly right of way of Cave Springs Road; running thence north 08 degrees 56 minutes 15 seconds east a distance of 299.32 feet to an iron pin located on the westerly right of way of Cave Springs Road; running thence south 85 degrees 48 minutes 00 seconds west a distance of 133.18 feet to an iron pin; running thence north 64 degrees 41 minutes 00 seconds west a distance of 431.00 feet to an iron pin; running thence south 11 degrees 29 minutes 00 seconds west a distance of 487.83 feet to an iron pin located on the south land lot line of Land Lot 709; running thence north 89 degrees 11 minutes 36 seconds east and along the south land lot line of Land Lots 709 and 708 a distance of 573.04 feet and to the point of BEGINNING. Said property encompassing 4.678 acres and being more particularly described in that certain plat of survey for the United Pentecostal Church by Wyman Hudson, Registered Land Surveyor, dated April 13, 1985 and being incorporated herein by reference thereto to more clearly show the metes and bounds, courses and distances of said property. The debt secured by said Deed to Secure Debt has been and is hereby declared due and payable because of non-payment of monthly installments on said loan note. Said property will be sold subject to the following encumbrances. (1) Outstanding ad valorem taxes and/or assessments, if any, and all prior encumbrances of record.
