NOTICE OF FORECLOSURE SALE UNDER POWER DOUGLAS COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Debbie A. German to Homebanc Mortgage Corporation, dated April 11, 2003, and recorded in Deed Book 1733, Page 376, Douglas County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded August 7, 2014 in Book 3234, Page 1047 in the amount of Seventy-Three Thousand Six Hundred Fifty-Four and 85/100 ($73,654.85) Douglas County, Georgia Records, as last transferred to Federal National Mortgage Association ("Fannie Mae"), a corporation organized and existing under the laws of the United States of America by assignment recorded on October 28, 2014 in Book 3252 Page 648 in the Office of the Clerk of Superior Court of Douglas County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Sixty-Three Thousand Six Hundred Fifty and 0/100 dollars ($63,650.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on October 4, 2016, the following described property: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 738 OF THE 1ST DISTRICT, 3RD SECTION, DOUGLAS COUNTY, GEORGIA, BEING LOT 7, AS SHOWN ON THAT PLAT OF SURVEY FOR GIRARD H. TURNER, UNIT 2, DATED JULY 11, 1995, AND PREPARED BY ROBERT G. VANSANT, REGISTERED LAND SURVEYOR, AND RECORDED IN PLAT BOOK 23, PAGE 227, DOUGLAS COUNTY, GEORGIA RECORDS, TO WHICH PLAT REFERENCE IS MADE FOR A MORE DETAILED DESCRIPTION. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
