STATE OF GEORGIA COUNTY OF DOUGLAS On February 27, 2007, Cephas Hawkins, executed and delivered a Deed to Secure Debt to SouthStar Funding, LLC, securing present and future indebtednesses or liabilities to said SouthStar Funding, LLC, to include a note in the total principal amount of One Hundred Thirty TwoThousand and 00/100 Dollars ($132,000.00), said Deed to Secure Debt being of record at Deed Book 2529, Page 1040, Clerk's Office, Douglas Superior Court. Said Deed to Secure Debt having been assigned to SouthCrest Bank, N.A. by that Assignment recorded at Deed Book 3456, Page 627, Clerk’s Office, Douglas Superior Court. By virtue of the Power of Sale contained in said Deed to Secure Debt there will be sold by the undersigned at public outcry to the highest bidder, for cash, after proper advertisement, before the Courthouse door of Douglas County, Georgia, within the legal hours of sale on the first Tuesday in October, 2017, the same being October 3, 2017, the following described property, to-wit: All that tract or parcel of land lying and being in Land Lot 827 of the 18th District and 2nd Section of Douglas County, Georgia, and being Lot 59 of Cambridge Crossing, Unit Two, as shown per plat of survey as filed of record in Plat Book 27, Pages 280-285, Douglas County, Georgia Records, which plat of survey by reference thereto is incorporated in this description. A copy of this advertisement as presented to the publisher of this legal gazette has been sent by certified mail to the debtor at least 30 days prior to the date of the foreclosure sale, if this foreclosure is on the dwelling of the debtor at the time the Deed to Secure Debt was given, all in accordance with O.C.G.A. §44-14-162, et. seq. The note secured by said Deed to Secure Debt, as executed by Cephas Hawkins has been and is hereby declared due because of nonpayment thereof. This sale will be made for the purpose of paying the same and all expenses of this sale.
