NOTICE OF FORECLOSURE SALE UNDER POWER DOUGLAS COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Alan T. Kulbacki and Kathleen D. Kulbacki to HomeBanc Mortgage Corporation, dated August 8, 2006, and recorded in Deed Book 2416, Page 125, Douglas County, Georgia Records, as last transferred to Federal National Mortgage Association ("Fannie Mae"), a corporation organized and existing under the laws of the United States of America by assignment recorded on January 21, 2015 in Book 3270 Page 865 in the Office of the Clerk of Superior Court of Douglas County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Three Hundred Twenty-Five Thousand Six Hundred and 0/100 dollars ($325,600.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on February 6, 2018, the following described property: ALL THAT TRACT or parcel of land lying and being in Land Lot 176 of the 1st District and 5th Section of Douglas County, Georgia, and being Lot 173 as shown upon the Final Plat of Tributary at New Manchester, Parcel R, Phase 2, as shown per plat of survey filed of record in Plat Book 33, Pages 235 through 239, Douglas County, Georgia Records, which plat of survey by reference thereto are incorporated in this description. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
