40290570 Liborio, Mercado 3/7, 14, 21, 28; 2018 NOTICE OF SALE UNDER POWER GEORGIA, DOUGLAS COUNTY Under and by virtue of the Power of Sale contained in a Deed to Secure Debt (the "Security Deed") given by Cinthia Edith Liborio and Juan Figueroa Mercado in favor of Newman Homes, Inc., dated April 3, 2018, filed for record March 5, 2018, recorded in Deed Book 3290, Page 47, Douglas County, Georgia Records, conveying the after described property to secure a Note in the original principal amount of $109,900.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on the first Tuesday in April, 2018, the following described property: ALL THAT TRACT or parcel of land lying and being in the 2nd District and 5th Section of Douglas County, Georgia, and being a part of original Land Lot 99 thereof, and being subdivided Lot No. 10 of Amberwood Subdivision, Unit 1, shown on the plat of survey of the same made by Carl A. Cochran, Surveyor, dated March 27, 1969, revised May 5, 1969, and recorded in Plat Book 5, Page 257, said subdivided Lot No. 10 being more particularly described as follows, to wit: BEGINNING at a point on the easterly side of the right-of-way of Coral Lane, which point is 339.12 feet southeasterly from the intersection of the northeasterly side of the right-of-way of Coral Lane with the southeasterly side of the right-of-way of Georgia Highway No. 5, and running thence northeasterly a distance of 161.4 feet and to an established corner on the line dividing the east one half from the west one half of Land Lot No. 99; thence South 0 degrees 47 seconds East and along the line dividing the east one half from the West one half of Land Lot No. 99 a distance of 190 feet and to an established corner; thence southwesterly a distance of 151 feet and to an established corner on the easterly side of the right-of-way of Coral Lane; thence northerly and along the easterly side of the right-of-way of Coral Lane a distance of 130 feet and to an established corner at the point of beginning. Said plat of survey being made a part hereof by reference thereto in order to more clearly show the courses, distances, metes and bounds of said described premises. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
