Under and by virtue of the Power of Sale contained in a Security Deed (the "Security Deed") given by Crystal L Lord in favor of Lewis G. Newman, dated February 26, 2016, filed for record March 17, 2017, recorded in Deed Book 3370, Page 568, Douglas County, Georgia Records, conveying the after described property to secure a Note in the original principal amount of $100,000.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on the first Tuesday in May, 2017, the following described property: ALL THAT TRACT AND PARCEL OF LAND LYING AND BEING IN LAND LOT 94 OF 2ND DISTRICT AND 5TH SECTION OF DOUGLAS COUNTY, GEORGIA, AND BEING LOT NO. 82 OF ROCKY CREEK ESTATES SUBDIVISION, AS SHOWN BY PLAT OF SAID SUBDIVISION RECORDED IN THE REAL PROPERTY RECORDS OF DOUGLAS COUNTY, GEORGIA, IN PLAT BOOK 7, PAGE 141; SAID PLAT BEING MADE A PART HEREOF BY REFERENCE THERETO FOR A MORE COMPLETE DESCRIPTION OF THE METES AND BOUNDS, COURSES AND DISTANCES OF SAID PROPERTY. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due in the manner provided in the Note and Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
