NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF DOUGLAS Because of default in the payment of an indebtedness on a Loan Agreement executed by DAVID HEATH MARTIN AND ALBANA NIKA secured by Deed to Secure a Debt executed by DAVID HEATH MARTIN AND ALBANA NIKA dated November 10, 2015, in favor of MICHAEL TACKETT and recorded December 31, 2015, in Deed Book 3351, Pages 465-468, Clerk, Superior Court, DOUGLAS County, the undersigned, MICHAEL TACKETT, pursuant to said Deed and the note thereby secured has declared the entire balance outstanding on said indebtedness due and payable and pursuant to Power of Sale contained in said Deed, will on the first TUESDAY in JULY, 2017, during the legal hours of sale, sell said property before the Courthouse door in DOUGLAS County at public outcry to the highest bidder for CASH. The property to be sold is described in said Deed and is set forth hereinafter in full: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOTS 2 AND 31 OF THE 2ND DISTRICT, 5TH SECTION, DOUGLAS COUNTY, GEORGIA, AND BEING LOT 28 OF CHESTATEE FARMS SUBDIVISION, UNIT 4, AS SHOWN PER PLAT RECORDED IN PLAT BOOK 31, PAGES 233 THROUGH 236, DOUGLAS COUNTY, GEORGIA, RECORDS WHICH PLAT IS INCORPORATED HEREIN BY REFERENCE FOR A MORE COMPLETE AND ACCURATE DESCRIPTION. This property is known as: 5865 Double Birch, Douglasville, Douglas County, Georgia 30135. This property will be sold subject to outstanding ad valorem taxes of record, easements, liens and all other assessments. Said property will be sold as the property of DAVID HEATH MARTIN AND ALBANA NIKA and all proceeds of the sale will be applied to the payment of said indebtedness and the expenses of said Deed, and the undersigned will execute a Deed to the purchaser at said sale as provided in the aforementioned Deed to Secure a Debt which Deed will be subject to the liens and encumbrances of record.
