NOTICE OF FORECLOSURE SALE UNDER POWER DOUGLAS COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Prentice Michael McCullough to Mortgage Electronic Registration Systems, Inc., as nominee for SunTrust Mortgage, Inc., dated May 24, 2007, and recorded in Deed Book 2576, Page 933, Douglas County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded January 11, 2008 in Book 2660, Page 941 Douglas County, Georgia Records, as last transferred to SunTrust Bank by assignment recorded on November 3, 2017 in Book 3540 Page 131 in the Office of the Clerk of Superior Court of Douglas County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Eight Hundred Twenty Thousand and 0/100 dollars ($820,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on March 6, 2018, the following described property: ALL THAT TRACT or parcel of land lying and being in Land Lot 174 of the 2nd District, 5th Section, Douglas County, Georgia, being Lot 849 of Unit One, South Harbour @ Mirror Lake, per subdivision plat recorded in Plat Book 29, Page 212, Douglas County, Georgia Records; said plat being made a part of this description by this reference thereto in order to show the metes and bounds, courses and distances of said lot. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
