Under and by virtue of the Power of Sale contained in a Security Deed given by Willis B. McKoy and Jacqueline McKoy to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc. d/b/a Sun America Mortgage, a Virginia Corporation, dated December 13, 2005, and recorded in Deed Book 2282, Page 176, Douglas County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded March 26, 2013 in Book 3113, Page 461 in the amount of Two Hundred Thirty Thousand Four Hundred Forty and 97/100 ($230,440.97) Douglas County, Georgia Records subsequently modified by a Loan Modification Agreement recorded December 19, 2017 in Book 3552, Page 272 in the amount of One Hundred Ninety-Five Thousand Seven Hundred Fifty-Two and 37/100 ($195,752.37) Douglas County, Georgia Records, as last transferred to SunTrust Mortgage, Inc. by assignment recorded on September 14, 2012 in Book 3053 Page 63 in the Office of the Clerk of Superior Court of Douglas County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Sixteen Thousand Three Hundred Fifty and 0/100 dollars ($216,350.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on August 7, 2018, the following described property: All that tract or parcel of land lying and being in Land Lot 136 of the 1st District and 5th Section of Douglas County, Georgia and being Lot 78 of Harrison Mill Subdivision, as shown on a Final Plat of survey for Harrison Mill, dated April 22, 2004, prepared by Vansant-Campbell Land Surveying, certified by Gil Campbell, GRLS #2445, filed of record in Plat Book 31, Pages 155-157, in the Office of the Clerk of Superior Court of Douglas County, Georgia, which plat of survey by reference thereto is incorporated in this description. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
