NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF DOUGLAS Because of default in the payment of the indebtedness secured by a Deed to Secure Debt executed by THOMAS PETERSON to ASPEN, LLC, dated June 22, 2016 and recorded in Deed Book 3398, pages 180-190, Douglas County, Georgia Records, in the original principal amount of $48,000.00, the undersigned, Aspen, LLC, as holder of the aforementioned Deed to Secure Debt, pursuant to said Deed and the Note thereby secured, has declared the entire amount of said indebtedness due and payable, and pursuant to said Power of Sale contained in said Deed, will on the first Tuesday in December, 2017, during the legal hours of sale, at the Courthouse door in Douglas County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to wit: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 810 OF THE 18TH DISTRICT, 2ND SECTION, DOUGLAS COUNTY, GEORGIA, BEING LOT 76, TRAIL CREEK SUBDIVISION, AS PER PLAT RECORDED IN BOOK 13, PAGE 52, DOUGLAS COUNTY, GEORGIA RECORDS, WHICH RECORDED PLAT IS INCORPORATED HEREIN BY THIS REFERENCE AND MADE A PART OF THIS DESCRIPTION. SAID PROPERTY BEING KNOWN AS 1648 OLDE OAK DRIVE ACCORDING TO THE PRESENT SYSTEM OF NUMBERING PROPERTY IN DOUGLAS COUNTY, GEORGIA. Said property has the address of: 1648 Olde Oak Drive, Lithia Springs, GA 30122. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Deed first set out above. This property is not the residence of the Grantor of said Deed. Notice has been given of intention to collect attorney’s fees in accordance with the terms of the Note secured by said Deed.
