NOTICE OF FORECLOSURE SALE UNDER POWER DOUGLAS COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Jane Poole and James Poole to Mortgage Electronic Registration Systems, Inc. as nominee for Southeast Mortgage of Georgia, Inc., dated May 19, 2016, and recorded in Deed Book 3388, Page 772, Douglas County, Georgia Records, as last transferred to SunTrust Mortgage, Inc. by assignment recorded on June 9, 2017 in Book 3496 Page 790 in the Office of the Clerk of Superior Court of Douglas County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Three Thousand and 0/100 dollars ($103,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on February 6, 2018, the following described property: All that tract or parcel of land lying and being in Land Lot 99 of the 2nd District, 5th Section of Douglas County, Georgia, being Lot 21 of Wedgewood, as per Plat thereof recorded in Plat Book 6, Page 278, Douglas, County, Georgia records, which plat is incorporated herein and made a part hereof by reference for a more detailed description. This being the same property that was conveyed in the Quitclaim Deed dated March 14, 2007, and filed in Deed Book 2545, Page 352, Douglas County, Georgia Records, and the Warranty Deed dated June 19, 2007, and filed in Deed Book 2594, Page 15, Douglas County, Georgia Records. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
