NOTICE OF SALE UNDER POWER GEORGIA, DOUGLAS COUNTY Under and by virtue of the Power of Sale contained in a Deed to Secure Debt (the "Security Deed") given by Edward Earl Sprague and Shelby Lynn Drouin in favor of Reid Residential Properties, Inc., dated May 1, 2015, filed for record May 12, 2015, recorded in Deed Book 3296, Page 77, Douglas County, Georgia Records, conveying the after described property to secure a Note in the original principal amount of $140,000.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on the first Tuesday in August, 2017, the following described property: All that tract or parcel of land lying and being in Land Lot 20 and Land Lot 21 of the 2nd District, 5th Section, Douglas County, Georgia, being Tract 1 as shown on that certain Final Plat for Highland Creek Private Estate Subdivision, as per plat recorded in Plat Book 29, Pages 194, 195 and 196, Douglas County, Georgia Records, which plat is hereby referred to and incorporated herein by reference. The property represented by this instrument is located within a private estate subdivision as defined and regulated by the Unified Development Code of Douglas County, Georgia, and the record title holder hereof agrees to be bound by the terms and conditions of such regulations with respect to the lots and common roadway located in such subdivision. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due in the manner provided in the Note and Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. Nothing contained in this Notice of Sale shall obligate Lender to negotiate, amend or modify said indebtedness.
