Under and by virtue of the Power of Sale granted it in the Georgia Property Owners Association Act Section 164>44-3-232, the association instruments for Kensington Park Property Owner's Association, herein referred to as('KPPOA, INC.'), recorded on 02/27/2007 in the office of the Clerk of Superior Court in Douglas County, Georgia Records, book/page, 2523/310-354, a Security Deed given by Myron Terry to Mortgage Electronic Registration Systems, Inc. as Nominee for SunTrust Mortgage, Inc., dated 07/03/ 2007, and recorded in Deed Book 2585, Page 542, Douglas County, Georgia Records, as last transferred to Seterus, Inc. by assignment recorded on 6/17/2014 in Book 3224 Page 14 in the Office of the Clerk of Superior Court of Douglas County, Georgia Records, conveying the after-described property to secure a Debt against Seterus, Inc,. in the amount of Seven-Teen Thousand One Dollar(s) and Twenty One Cents ($17,001.21), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on December 5, 2017, the following described propertyALL THAT TRACT or parcel of land lying and being in Land Lot 759 of the 18th District and 2nd Section of Douglas County, Georgia, and being Lot 308 of Kensington Park, Unit I , as shown on a final plat of Kensington Park, Unit 1, dated November 16, 2006 prepared by Vansant-Campbell Land Surveying-Land Planning, certified by Adam T. Pearson, GA RLS #2993, recorded in Plat Book 35, Pages 4 through 11 in the Clerk of Superior Court of Douglas County, Georgia, which plat is incorporated herein by reference for a more complete and accurate description. The debt secured by said Lien has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Lien and Association instruments. The debt remaining in default, this sale will be made for paying the same and all expenses of this sale, as provided in the Association Lien and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
