NOTICE OF SALE UNDER POWER GEORGIA, DOUGLAS COUNTY Under and by virtue of the Power of Sale contained in a Deed to Secure Debt (the "Security Deed") given by Dethi Irene Veras-Thornton and Cecil Demille Thornton to Lewis Newman, Inc., dated July 1, 2016, filed for record July 28, 2016, and recorded in Deed Book 3407, Page 318, Douglas County, Georgia Records conveying the after described property to secure a Note in the original principal amount of $112,000.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Douglas County, Georgia, within the legal hours of sale on the first Wednesday in July, 2017, the following described property: All that tract or parcel of land lying and being in Land Lot 67, 2nd District, 5th Section, Douglas County, Georgia, being Lot 79, Unit 2, Montage Manor Subdivision, as shown on plat recorded in Plat Book 7, Page 269, Douglas County Records, and being more particularly described as follows: BEGINNING at an iron pin on the northerly side of Skyline Drive 300.0 feet westerly as measured along the northerly side of Skyline Drive from the intersection formed by the northerly side of Skyline Drive and the westerly side of Cunard Street (said iron pin also being located at the line dividing Lots 78 & 79 at the southwest corner of the property now or formerly owned by T. M. Hitt); thence in a northerly direction along the line dividing said Lots 78 & 79 and along the westerly line of the aforementioned Hitt Property, a distance of 202 feet, more or less, to a point situated in the centerline of a branch; thence in a northwesterly direction along the centerline of said branch and following the meanderings thereof, a distance of 125 feet, more, or less to a point; thence in a southerly direction along the, line dividing Lots 79 & 80 a distance of 280.1 feet to a point situated on the northerly side of Skyline Drive; thence in an easterly direction along the northerly side of Skyline Drive a distance of 116.0 feet to an iron pin at the point of beginning. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due in the manner provided in the Note and Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
